One of the biggest traps you can fall into is to answer certain seller listing questions over the phone. The phone is not the place to sell. In fact, it’s instant “lose the listing” territory. Many agents learn this simple tip the hard way.
Not Top Pros like you. You’ll save yourself some grief. When a customer asks you what your commission is, tell them “that will be the first thing you’ll discuss when you see them.
If really pressed hard over the phone, tell them that you don’t even know if you’re going to take their listing so you do not know. I have tried this old Mike Ferry and Floyd Wickman tip and it always works. In fact many times the seller will try to sell you on what a good house they have and will begin listing off the features of their home, and the yard, and the condition, etc.
Another question that will lead you to a hang up if you answer it over the phone is “do you have a buyer for my house”? Of course you probably have many buyers but if you say you do, then every time they see you they will ask “where is your buyer?”.
To avoid this pitfall simply answer the question of do you have a buyer with I do not know as I have not seen your house yet. Remember, buyers buy homes and sellers sell houses. Selling a home sounds sad doesn’t it? Selling a house sounds like good business.
